Our services are tailored to specific client and project requirements and can include advice and management of stakeholder consultation, appointment of the design team, planning, design development, procurement, tender process, contractor engagement, contract negotiation or tender and performance monitoring. We have managed a number of high profile multi-million pound development schemes on a wide range of property types, for clients ranging from Institutional Funds, Commercial Landlords, Private Developers, Owner Occupiers, Tenants and Private Schools.
Development Monitoring / Client’s Representative
Extensive experience in the construction sector means we’re well suited to a monitoring role and ideally placed to advise upon project procurement and programme risks, standards in specifications and construction and project costs. Acting for either occupiers or funders, we would prefer to be involved at Funding Agreement or Agreement to Lease stage, to advise on technical aspects of Legal Agreements and guide clients through pre contract design stages, into construction and where applicable, assist with fit out also.
Fund Monitoring for investment purposes provides a different emphasis, reviewing the intended contract documentation and preparing Initial Reports for pre Funding Agreement stage, then periodic inspections and reports for drawdown purposes.
Contract Administration
We can take your project from inception to completion identifying designs for repair, refurbishment or extension schemes to meet specific client requirements and where required, market standards. We have assisted clients on a vast array of building types and ages, including listed buildings, framed and traditionally constructed buildings.
Whilst each project is client specific, our scope of services would ordinarily involve specification, space planning and fit out ideas together with advising on appropriate specialist consultants/contractors and procurement options.
We lead clients through the planning stages. If appropriate, we can undertake defect analysis for property repairs and further investigations where necessary. Once the full scope of works are established we would prepare schedules of works and detailed specifications and drawings and manage the contractor negotiation or tender process. Following detailed analysis of cost returns, we would administer the formal building contract and works on site, including for quality, project programme and costs.
Building Survey and Due Diligence
Our acquisition survey reports embody our wealth of commercial experience and dovetail with our client’s ultimate interest in the property, whether the purchase is for investment, owner occupation, leasehold or sale and leaseback. If required, budget costs can be incorporated for any necessary wants of repair identified following inspection. Due Diligence is an important part of the process where relevant documentation is available to ensure that all salient factors are taken into account in the advice given.
Dilapidations
We act for both landlords and tenants in this specialised area, both preparing and then leading on claims procedures (Landlords), or responding to claims (Tenants). We follow the strict requirements of the RICS Guidance and Pre action Protocol, a pre-requisite in this complex field. We also provide targeted and commercially minded strategy reports to both landlord and tenants prior to lease end, with a view to mitigating unnecessary or protracted dilapidations claims.
Schedules of Condition
We prepare detailed schedules of condition for both landlords and tenants entering into new leasehold agreements, to provide a comprehensive moment in time report on condition, or to record Adjoining Owners properties as part of party wall awards.
Party Wall Matters
Administering the Party Wall Etc Act 1996 is a particular area of specialism for Beaumont Lord and we have extensive experience in all party wall matters both for commercial and domestic clients. The Act is specific in its requirements and application and our detailed knowledge, stemming back to The London Building Act legislation prior to the inception of the Party Wall Etc Act 1996 nationally, means we have decades of experience to call upon to apply the terms of the Act proactively and efficiently for both Building and Adjoining Owners.
Insurance Reinstatement Cost Assessments
Beaumont Lord carry out reinstatement cost assessments for insurance purposes on individual properties through to large portfolios. Our advice is tailored to suit our clients and their insurer’s specific requirements. Our construction and project management experience enables us to provide realistic and accurate cost assessments based on BCIS cost data and recent and relevant projects.
Feasibility Studies
We are regularly approached by Clients to look at how they could alter or enhance their existing property, or even before acquisition. We consider concept and provide design options and budget costs to suit the particular brief. Each study differs, but generally we advise on salient factors such as design and layout options, statutory compliance, site services and constraints, neighbourly matters and business disruption, specification and standards, project timescales and sequencing, budgeting and procurement.
Condition Surveys and Building Defect Analysis
We have the technical expertise to assist with building pathology, identifying defects and their causes on all forms of construction. Should it be necessary, we can arrange opening up works and making good to facilitate defect analysis and co-ordinate further specialist investigations where required. We have also been appointed to act as Expert Witness.
